Yes it hit the news in today's Palm Beach Post "Renters begin bidding up apartment prices". We knew this was both on the horizon and in many areas here already! Most agents in our area are recommending that tenants go in at or very close to asking price as rentals are moving very quickly once they hit the MLS.
Out of curiosity, I ran a quick search of 4 bedroom rentals in Palm Beach Gardens, Florida under 3k/month and there were only 6 rentals left on the market. There is an excellent chance that in one month, these will be rented and most likely replaced by more rentals.
Here is a new rental listing of one of my clients. This one should go fast as well! at $2300/month, It is a 4/2/2 built in 2007 that has new carpet and was just repainted. All set to get leased once more! It is located at 4911 S Kay in Palm Beach Gardens, FL For more details: http://www.forsalehomesearch.com/listing/mlsid/82/propertyid/R3284686/

Rentals are the only answer for those who have been foreclosed. Also with the new rules on mortgages and the stricter lending rules, many can not qualify for mortgages. Thus, the rental market is stoked.
